Essex Property Trust, Inc., is a fully integrated real estate investment trust (REIT) that acquires, develops, redevelops and manages multi family properties in selected West Coast communities. Currently Essex has ownership interests in 133 multi family properties and an employee population of 930. Our corporate office is located in Palo Alto, California with regional offices in Southern California and in Washington State.
We are looking for an experienced Property Manager to join our team!
PRINCIPAL RESPONSIBILITIES:
Supervision, training and motivation of staff. Perform written evaluations of all property employees in accordance with company timing guidelines, and provide recommendations for compensation adjustments or promotions. Monitoring and direction of rental activity, all direct on-site marketing, and maintaining an on-going, in-depth knowledge of the associated market. Also responsible for monitoring and direction of property maintenance operations to insure compliance with company standards. Directly responsible for the monitoring and property compliance with all Fair Housing regulations, and compliance with local ordinance and laws as they relate to company or property specific guidelines in occupancy standards, demonstrating at all times firm, fair and consistent administration of all legal and company policies and practices. Responsible for monitoring of all site administration functions and timely and accurate production of all reporting documentation, including variance reporting. By maintaining a current and accurate assessment of the property-s physical plant and operations, Property Manager is responsible for assisting in long range planning for the property. Responsible for the performance of risk management functions on the property. Property Manager is ultimately responsible for occupancy management, production and management of appropriate revenue growth, timely rent collection, policy and procedure compliance and the property-s financial performance, in particular as it compares to the annual operating budget. Complete other tasks or duties that may be assigned as required to facilitate the efficient or safe functioning of the community.
Skills / Requirements
High School diploma. Some college preferred. Two-three years direct Property Management experience required. ARM or CAM designation preferred. Knowledge of budgets and financial statements and ability to work within budgeted guidelines. Experience in direct supervision of staff of two or more. Sales and marketing management experience, one to three years. Strong written/oral communication skills and knowledge of business correspondence. Working knowledge of eviction law, Fair Housing mandates and other legal issues affecting property management. Some basic computer skills, typing 40 wpm. Ability to meet physical requirements of the job. Ability to function effectively in sales/marketing and customer service environment.
