Project Manager
POSITION SUMMARY: Responsible under the direction of the Division Manager for all operations of capital improvements and maintenance programs within Essex, particularly renovation, preservation and maintenance of the asset, in accordance with policies and procedures defined by the company.

RESPONSIBILITIES:
• Responsible for any assigned capital and maintenance projects for any and all Essex properties.
• Supervise and monitor all vendors or outside contractors.
• Responsible for identification of liability hazards.
• Accurate tracking of expenses, both cost and capital.
• Responsible for providing first line information, documentation and training regarding any property-specific special needs.
• Completion of the weekly and monthly reports.
• Other duties as assigned.

QUALIFICATONS:
• High School diploma or equivalent. Some college preferred. ‘
• Minimum 3 years in general contract maintenance or 8 years in apartment maintenance or equivalent experience.
• Minimum 2 years supervisory experience.
• Must be proficient in general maintenance including: plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roof, city codes and life safety equipment.
• A minimum of three certificates from related institutes reflecting completion of maintenance related courses, such as BOMA, IREM, local community colleges and/or vocational programs, or four or more years inter-company experience.
• Basic computer knowledge is required
• Knowledge of cost-benefit analysis required
• Ability to meet the physical requirements of the job
• Must be able to function effectively in a customer service environment.
