ABM Engineering Services is a division of ABM Industries Incorporated. COME JOIN OUR TEAM!! - We are seeking a One Person Plant Engineer for a Union work environment in West Hollywood, CA!!! Looking to fill this position ASAP. Compensation is based on union scale. BASIC FUNCTION- ABM Engineering Services is seeking a highly skilled One Person Plant Engineer to operate or assist in operating all heating and ventilating equipment, engines, turbines, motors, combustion engines, pumps, air compressors, ice and refrigerating machines, air conditioning units, fans and siphons on the site assigned. ESSENTIAL FUNCTIONS: Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water. Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature. Operate, maintain and repair pumps, handling brines or other secondary refrigerating liquids, together with all valves, appurtenances and lines used in the system. Operate, maintain and repair air compressors, together with distribution lines and all valves and devices for air control. Operate, maintain and repair all natural and manufactured gas distribution lines, including all valves and control devices. Operate, maintain and repair water filters softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines. Operate, maintain and repair all types of electrical motors and engines used to power pumps, compressors and fans. Operate, maintain and repair of fuel oil systems including pumps, valves, lines, controls and fuel tanks. Operate, maintain and repair sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping. Operate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management. Perform preventive maintenance on the equipment as prescribed by ABM Engineering Services and manufacturers recommendations. Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to engineer. Maintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum. Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis. Coordinate this review with the ABM Engineering Services Branch Manager. Maintain and repair trash compactors, including electrical and hydraulic systems. Maintain and repair kitchen equipment. Maintain electrical power distribution and auxiliaries for the building s lighting, mechanical, plumbing and control components including lighting maintenance. Maintain proper operation during seasonal changes and recalibrate controls based upon seasonal conditions to assure energy efficient operation. Maintain all equipment as required per the Preventive Maintenance Program. The Preventive Maintenance program will be scheduled to meet the manufacturer s required services specifications. Life/Safety and security systems - Equipment maintenance applicable in Engineer s scope will be included. Other duties and responsibilities as requested by Building Management. EDUCATION/TRAINING: High School Diploma or GED Vocational Certification SKILLS AND KNOWLEDGE DESIRED 5 years experience in:HVAC operations, repair and maintenance; electrical controls and equipment maintenance; mechanical applications; DDC and computer operations Experience in developing, maintaining and performing Building Automation Control Systems Strong knowledge of lighting and SCADA control applications Solid understanding of building life safety and energy management systems Thorough understanding of electrical, mechanical and hydronic systems, building automation and controls, emergency generators and fire safety systems Qualified to operate or assist in the operation of all facility equipment Expert at hands-on equipment maintenance Assertively takes on challenging responsibilities and accepts accountability of results and performance Team and customer oriented is a plus Provides customer with superior service Experience in the development, implementation and monitoring of programs that assure a safe facility and work environment in compliance with all appropriate regulations (ergonomics, emergency response, injury and illness prevention, and hazard communications programs) Practices safe work habits and maintains a safe work environment at all times Knowledge of OSHA standards, hazardous materials regulations, industrial hygiene Familiar with CAFM and/or other facility management systems PC proficient with working knowledge of word processing, spreadsheets, e-mail, Web-enabled applications and database software Track record of adhering to scheduling and attendance requirements Demonstrates flexibility by adjusting readily to changing priorities LICENSE(s): Universal/EPA Section 608 Certification Valid State Driver License- with clean driving record LANGUAGE/WRITING/COMMUNICATION REQUIREMENTS: * Listens attentively and responds effectively to customer complaints * Ability to communicate effectively with clients, superiors, peers and direct reports PHYSICAL REQUIREMENT: * Required to bend, climb, stoop, crawl, twist, walk and use extremities including wrists and fingers Must be capable of standing, sitting, walking, climbing, kneeling and stooping for long periods of time RESPORTING RELATIONSHIP: * This role reports directly to Chief Engineer/ABME Account Manager HOURS: Day Shift ABM IS AN EQUAL EMPLOYMENT OPPORTUNITY/AFFIRMATIVE ACTION EMPLOYER (M/F/V/D) PLEASE ATTACH RESUME AND INDICATE JOB CODE#: JOB CODE#: 16072492RWS EOE : ABM IS AN EQUAL EMPLOYMENT OPPORTUNITY/AFFIRMATIVE ACTION EMPLOYER (M/F/V/D) To submit your resume for this job, select how you heard about the job and then click the "Submit Your Resume" button below.
